Those of our readers with a good memory may recall an application for a large proposed equestrian development (201458) which that was refused in 2020.
TheĀ reasons for the refusal then were given in the decision notice.

A new application for the site has now been made (250785) which is stated to be āretrospectiveā ā seeking to obtain planning approval for some works that have already been carried out on the site. Consultation is open until 3rd May 2025. Comments can be made by clicking on the above link.

Could this be the start of an initiative to obtain approval for the much larger equestrian centre development refused in 2020 in the Barkham and Bearwood Valued Landscape Area and immediately adjacent to the Coombes, a heavily protected area of Ancient Woodland and Local Wildlife Site ?

Loddon Valley Garden Village aka Hall Farm
Wokingham Today has just reported that the Planning Inspectors, considering the draft Local Plan, have written to Wokingham Borough Council expressing concerns as to when critical (and multi million) infrastructure (including a bridge over the M4 motorway, a bridge over the River Loddon, a pedestrian bridge, a dual carriageway connection to Meldreth Way roundabout and capacity upgrades to Arborfield Primary sub-station) will be completed. The paper reports that the Inspectors have asked for evidence as to what milestones need to be achieved for the first homes to be occupied in 2026/7.Ā
